From Job Sites
to Running Them

Nick Pandolfo didn't learn contracting in a classroom. He grew up on job sites — watching his grandfather and father build. That hands-on foundation became one of Connecticut's most trusted site development firms.

2009

Founded as Elite Excavation CT — starting with excavation and site clearing across Connecticut.

2015

Expanded into concrete, paving, utilities, and full site development — handling entire projects end-to-end.

2023

Rebranded to Elite Site Development (ESD) — reflecting the full scope of what we deliver today.

Now

Hired first project manager. Scaling the team while keeping the same hands-on standard of quality.

Nick Pandolfo, Founder

"We self-perform every phase. One crew. One standard. That's how you build a reputation."

— Nick Pandolfo

What Sets Us Apart

Self-Performs Everything

Demo through paving — one team, no subs, no excuses. Your entire project stays under one roof.

On-Site Recycling

We own crushers and screeners. Old concrete and asphalt get recycled on-site — cutting costs and haul-away.

Premium Fleet

Newer, clean John Deere equipment on every job. Our fleet signals professionalism before a word is spoken.

Zero Incidents

Accident-free safety record. Weekly meetings, continuous training, exceeds OSHA on every job site.

Value Engineering

Nick reads the reports others miss. He's saved developers $4–7M on a single project through smarter interpretations.

Saving Millions Through Smarter Reads

When other contractors misread — or inflate — engineering reports, developers lose millions.

Original Bids $12–15M
Final Cost $8M

Saved $4–7M

Nick reviewed the geotechnical reports and found that other contractors had misread — or intentionally inflated — the contamination levels. By properly interpreting the data, the project came in millions under the inflated bids.
